Fiberglass Failure #4 - View Photos below

Location: Hubbard County near Park Rapids, MN

Date: Dec. 2007


Neither NCI nor Heartland Contractors had anything to do with this Project Prior to Dec. 2007.

Problems Noticed: Severe Snow and Frost Melting in Irregular Patterns, Huge Ice Dams, Drastic Water Condensation and Terrible Dripping Inside Home. A few Mice.

Overview: 8 yr old home. Frost and Snow Melting in very cold weather, along with Huge Ice Dams indicating Major Heat Loss. Lots Dripping water from Vault. Water was running down exterior walls. Thought there might be a spot for Mice getting in.

What Happened: Fiberglass Insulation slows down Warm Air Movement (Infiltration). It doesn't stop it, so as the warm air came into contact with Plywood Roof Sheathing in the winter (Below 32 Degrees F) Frost and Condensation occur. At some point it needs to melt. In many roof systems, it has little chance of drying out. Creating perfect conditions for Mold. Also Can Lights much to close to the roof deck.

Also very inefficient and expensive. Foaming it was the perfect solution for the problems.

We tore off existing roof plywood, and removed Fiberglass Insulation. Noticed extensive rotting of plywood. Lots of mold and frost. Bats and guano everywhere. Mice and Red Squirrels also. In the Pictures, NOTICE THE DAMAGE TO THE WIRES. Major fire hazard. Lots of places rodents had chewed their way into the structure.

They were adding on to the North side of home anyway. But had to rip the entire roof as a result of the damage. We pulled out all old insulation, and replaced with 8 inches of Icynene Insulation. Took about a week to tear off and replace. We did it one section at a time to keep weather out.

Contractor had to circle the whole house and fix any area where bats and mice were getting in.

No problems since.
