Problems Noticed: Snow and Frost Melting in Irregular Patters
(Due to Heat Loss), Water condensation, thought shingles
leaked. Possibly Rodent got in around chimney. Very inefficient,
and therefore expensive to maintain.
Overview: Seven year old home. Previous owners replaced
shingles before sale. New Owners added 3 season porch on
front. Two full years into their new home, they knew both
winters, they'd had lots of water dripping from vault. Also
running down side walls. Thought at points they'd heard maybe
a squirrel or chipmunk.
After tearing into the roof, it was what we thought. Severe
Water Condensation, Mold, Rodents, Poor Insulation, Can Lights
too Close to Roof Deck. And a venting system that had an
Inlet, but no Outlet. A Complete Mess!
What Happened: Fiberglass Insulation slows down Warm Air
Movement (Infiltration). It doesn't stop it. So as the warm
air came into contact with Plywood Roof Sheathing in the
winter (Below 32 Degrees F) Frost and Condensation occur.
At some point it needs to melt. In many roof systems, it
has little chance of drying out. Creating perfect conditions
for Mold. Once again, very inefficient and expensive to operate.
Heat escaping also gave rodents a reason for trying to get
in. Many did. Mice, Bats, Squirrels, Chipmunks and also a
Weasel were confirmed. Nests, Urine, Acorns, Guano, and remains
all found. Torn out and missing insulation only compounded
the problem.
Our Personal Belief, is that this could have been avoided
if done properly the first time.
